Process

You, your site and the project parameters
We start by getting to know you and your site. We’ll chat through your brief making sure we understand what you’re wanting to achieve, visit the site to investigate the unique context, and research the regulations and planning limitations to ensure a seamless design and approvals process.

Concept design and refinement
Through iterative sketch designs, master planning and modelling, we will explore the site’s design possibilities. We will continue to refine the design from initial floor plan concepts through to incorporating form and materiality.

Approvals
There are several planning and building approval pathways in the ACT and NSW that closely depend on the complexity and scale of the project, we will discuss the options and each of their intricacies with you through the design phase to select the most apropriate pathway. We will also coordinate with consultants such as engineers, energy raters and certifiers where required to gain planning and building approval.

Construction documentation and interior design
Getting into the finer detail now we will develop the interior concept that is integrated within the architecture and produce the drawings and details required for pricing and construction such as set-out plans, joinery details, wet area details, lighting plans and material and fixtures schedules.

 

Contractor selection
We will manage a tender process including assembling a tender package comprising the drawings, details and schedules that have been developed, circulating this to a select number of building contractors and responding to any queries that may arise throughout the tender process. Once tenders are received, this will give you all the information you need to make an informed decision and select a contractor.

 

Throughout construction

Once on site, we can continue to work with you and the building contractor through regular site meetings and in answering queries around the design that you or the building contractor may have. The selected construction contract will also determine our level of involvement and we will discuss this with you during the tender process and contractor selection.
